What Stoic Realty charges landlords to place and manage a rental property in Johannesburg. Calculate your placement and monthly management fees, compare our Core and All-In plans, and download a written estimate.

Placement fees

Placement only: one month's rent on a 12-month lease, or half now and half on renewal for a 6-month lease. Placement bundled with management: 5% of the first year's rent, once off.

Monthly management fees

Core Plan: 10% of monthly rent. All-In Plan: 12% of monthly rent, including inspections, lease renewal handling and Xpello eviction protection.

What is included in the Placement Service?

Our Placement Service includes professional marketing, tenant sourcing, affordability and credit checks, application processing, lease drafting and signing, entry inspections, key handover, estate clearance, and tenant onboarding.

What is the difference between the Core Plan and All-In Plan?

Both plans include rent collection, tenant communication, maintenance coordination, financial reporting, and ongoing management. The All-In Plan includes additional benefits such as Xpello Eviction Protection, lease renewal fees and inspection fees, providing a more comprehensive, hands-off experience for landlords.

What is Xpello Eviction Protection?

Xpello Eviction Protection is a legal support service designed to assist landlords in the event of tenant default. Should a tenant fall into arrears and an eviction become necessary, Xpello provides access to legal processes and support, helping landlords navigate what can often be a costly and stressful situation. Specific terms and conditions apply.

Does Xpello Eviction Protection guarantee my rental income?

No. Xpello Eviction Protection is not rental insurance and does not cover lost rental income. It provides legal assistance and support with the eviction process should a qualifying tenant default on their lease obligations.

How do you screen tenants?

Every application undergoes a thorough screening process which may include credit checks, affordability assessments, employment verification, rental history verification, background checks and reference checks. We then provide our summary to assist landlords in making an informed decision.

Do I still choose the tenant?

Yes. We present qualified applicants along with our recommendations, but the final decision always remains with the landlord.

How is maintenance handled?

Tenants report maintenance through our management process. We coordinate quotations, obtain landlord approval where required, and arrange contractors to complete approved work.

Can I use my own contractors?

Yes. Landlords are welcome to use their preferred contractors, or we can coordinate trusted contractors from our network.

Who holds the deposit?

For managed properties, Stoic Realty administers the deposit in accordance with applicable legislation and lease requirements.

What happens when the lease expires?

We contact both the landlord and tenant before expiry to discuss renewal options, rental increases, and future plans. Renewals are included in the All-In Plan.

What happens if the tenant stops paying rent?

We follow a structured arrears process, including communication, formal notices, and escalation where necessary. Landlords on the All-In Plan also benefit from Xpello Eviction Protection should legal action become necessary.

Can I cancel your management service?

Yes. Management agreements can be cancelled in accordance with the terms of the management mandate. We will assist with a smooth handover of documentation and tenant information where applicable.

Which plan do most landlords choose?

Most landlords choose the All-In Plan as it offers the highest level of protection and convenience, including Xpello Eviction Protection and lease renewal fees, making it our most comprehensive management solution.
